Ridge Reef Properties is a San Francisco–based real estate management firm founded in 2008 by Brad Koch — today, the company oversees over 500 residential units, 1,000,000+ sf of industrial and commercial space, retail sites, and a self-storage facility under the guidance of a dedicated team of real estate professionals.

FOUNDER & President
Brad Koch is the founder and president of Ridge Reef Properties, Inc., a full-service real estate firm established in 2008 with a commitment to integrity, performance, and long-term value creation. Under his leadership, the company has grown into a diversified real estate organization representing more than 1,000 apartment units and over 1,000,000 square feet of industrial, warehouse, and commercial space, including retail sites, business parks, and self-storage facilities. Most assets are managed under a unified platform by a dedicated in-house team.
With more than 35 years as a licensed real estate broker, Brad is a seasoned investor and property manager known for identifying high-potential opportunities and transforming underperforming assets. Prior to founding Ridge Reef Properties, he spent 10 years with BBK Capital Corporation and two years with MBS Lending Services, building deep expertise in real estate finance, lending, and investment strategy.
Today, Brad continues to guide the strategic expansion of the portfolio, with holdings concentrated throughout the Bay Area, the Tahoe region, and Colorado. He holds a Bachelor of Arts degree from Colorado State University and is a past board member of the Tahoe Truckee Community Foundation. Brad and his wife reside in Colorado, where he enjoys skiing, fishing, hunting, golfing, and flying as a licensed private pilot.
Chiu Lam
Regional Manager
Chiu Lam serves as the Bay Area Regional Manager, overseeing a portfolio of large commercial buildings. He is responsible for daily building operations as well as small- and large-scale construction projects, ensuring properties function smoothly and efficiently.
With more than 23 years of real estate experience, including over 16 years with Ridge Reef Properties, Chiu brings extensive knowledge of commercial building systems and a proven ability to work collaboratively with tenants, vendors, and ownership to resolve issues effectively.
Kelly Fallis
SENIOR PROPERTY MANAGER
Kelly Fallis brings decades of hands-on property management experience to Ridge Reef Properties, overseeing a diverse portfolio of residential, commercial, industrial, and self-storage assets. Known throughout the organization as a trusted problem solver, Kelly combines strategic insight with practical execution to keep properties operating efficiently and performing at a high level.
Her experience includes leading large-scale capital improvement projects from budgeting and planning through construction and delivery, as well as navigating complex landlord-tenant matters and litigation with sound judgment and steady leadership. Kelly has also played a key role in researching, selecting, and implementing property management and accounting software systems to improve reporting, accuracy, and operational efficiency.
Despite her leadership responsibilities, Kelly remains deeply hands-on and detail-oriented, believing that excellence is found in day-to-day execution.
Beatrice Zhou
OFFICE ADMINISTRATOR
Beatrice Zhou supports office administration and assists both the property management and accounts receivable teams. She handles day-to-day administrative tasks, tenant communications, and general coordination to help keep operations running smoothly.

Maria Oropeza-Mercado
BOOKKEEPER
Maria Oropeza-Mercado serves as the company’s bookkeeper and is the primary point of contact for accounts payable matters. She supports accurate financial processing and timely vendor payments across the portfolio.

Nick Fairbairn
PROPERTY MANAGER
Nick Fairbairn is a property manager overseeing the North Bay commercial portfolio and the residential building at 1000 Powell Street. He also supports administrative operations and assists with commercial leasing efforts for San Francisco and North Bay properties.

Keith Wright
MAINTENANCE TECHNICIAN
Keith is the primary maintenance technician for Ridge Reef Properties’ residential portfolio. Working closely with the site management team, he responds to maintenance requests and completes a wide range of work orders, from routine repairs to larger renovation projects, helping ensure properties are well maintained and residents are well supported.
Sunnie Heng
RESIDENTIAL SITE MANAGER
Sunnie Heng is the Residential Site Manager for the KLW Investments group and a portfolio of properties throughout San Francisco. She oversees daily building operations, service coordination, and maintenance, while helping develop strategies to enhance tenant satisfaction and optimize financial performance.
Sunnie schedules vendors and maintenance staff to respond to work orders and property needs across the portfolio.
